Day 27: Yep...Still Framing


Well this is officially the 7th Day of Framing.  Most Ryan homes take about 3 days, the estimate for this one was 5 days and it looks like it will take 8.  If anyone is interested how long it takes to frame a Highgrove, well there you have it...8 Days.

Lots of little things done around the house. Sealing, blocking, taping, fixing broken 2x4's etc.  It would be hard to see progress if you weren't looking really close.  I figured the large transformations would slow down after the whirlwind framing that went on last week.

I spoke with Guardian today, they are currently scheduled for Thursday, May 23rd versus Monday, May 20th.  I would actually rather have them come in after the electricians.  We have more flexibility in cable outlets than electrical outlets due to code requirements.

Roof Materials Arrived and were stacked on roof (and garage).



Door going from Laundry to Garage was installed.






They were just starting on the Roof Returns when I came by after work.  I doubt they finished before I left.  They were struggling with their ladders on the front of the house and after they slammed one of my upstairs bedroom windows for the 3rd time (and luckily it didn't break) I decided to leave before I had to bust out the only Spanish I know...my vocabulary consists of all the bad words and anything you can order at Taco Bell... and I wasn't going to be ordering a Meximelt, if that's what your thinking.

These are the final steel columns that go into the house.  Two more in the basement and one at the entry to the formal living.




Roof on Fireplace box.  I'm not sure what to think of this thing.  It's very Hansel and Gretel.  This was the alternative to bricking all the way up and losing that amazing window in our family room.  The original developer determines the architectural details for our development and we weren't allowed to just do a shed style roof.  We'll see what this looks like when it is bricked and has shingles on it.




Still nothing going on in the basement.  They probably have a 1/2 to 3/4 of a day down there.  Assuming they were almost done with the returns in the front of the house, then they should be done shortly after lunch tomorrow.  The HVAC folks are supposed to start tomorrow too, so hopefully the framers won't be in the way.

  1. I like the Hansel and Gretel roof its cute I think it makes the house unique especially from the back. 8 days of framing is awesome now they can focus on the inside where all the fun stuff happens!

    1. I am really impressed with how quickly they built this house. They haven't built one in this area for some time and really didn't know how long it was going to take. The last time they built them, they stick framed it on site and didn't have wall panels. Lucky for them, they are building another one down the street for me, so they'll get practice.

  2. Looks good so far. We must have had a slow framing crew (and some bad weather and slack days) because our Courtland Gate took almost 3 weeks to frame, believe it or not. So 8 doesn't sound too bad, lol. I was wondering about that gable roof over the fireplace shed, I don't remember seeing any RH designs that looked like that, so a developer requirement makes sense to me now. It's nice that they are requiring high standards in your community. Helps protect your investment.

    1. This crew is the fastest crew they have. I'm really impressed with their work. There was the usual stuff you expect to happen but they fixed it. Were on to all the good stuff now. Oh and that was our 2nd Furnace in the Attic. Thanks for the tip.

    1. Thanks. They just started roofing it and it doesn't look too bad. When you are used to seeing the little shed roofs and you look at this one, it throws you off. It does have character though.

  4. Ok, now I want a Meximelt.

    If it makes you feel any better we have, like, five broken windows in our house. They've helpfully taped them to reinforce the broken pieces so presumably they won't break more or have the pieces fall into the house or yard. I just accept that as part of the process and know they'll be fixed before we move in. I am more worried about some of the studs inside the house that are splintered and in pretty tough shape. There aren't many, but there are at least two I really want replaced. We are waiting for the pre-drywall meeting to discuss with PM in person.

    Love how it's coming together! There was a picture on your earlier post of something that I think might be your kitchen pantry. Do you have a really awesomely large pantry? And I agree--the Hansel and Gretel roof is charming.

    1. Sorry to hear about your windows. We aren't out of the woods yet either. We had some split 2x4's too but they added doublers in those areas for sheetrock/baseboard nailers. They will also add horizontal boards to straighten out walls.

      That is a walk-in pantry. We are soo excited about this. We barely have enough room for dishes right now, let alone food. We have pots and pans in our food storage area (that's with half our kitchen stuff in storage). We just moved to the area and had a beautiful galley kitchen. The temporary house we are in has a kitchen smaller than some hotels I've stayed in. It's really sad.

  5. We have a broken window in our dining room thanks to some amazing men who did the bricks :/ I think the fireplace looks cute, its unique in a good way!

    1. Thanks. Hopefully when they roof it and brick it, it stays that way. I don't want it to take away from the awesome windows back there. The back of our house will be visible to a large park and walking/jogging paths. Not that I really care but I don't want to be none as the house with the ugly roof on our fireplace.
